A transaction Coordinator can be an amazing asset to a busy realtor. Allow me to handle the coordination of real estate documents, contracts, disclosures and reports for signature while keeping a fresh audit of the paperwork and signatures so that you are always updated on the status of our file.

Services

Escrow

I am available to open escrow for you upon receipt of the ratified contract with your title company of choice. I can also correspond with your broker to be sure they have distributed your broker/commission demands to ensure your payment at close of escrow

Order Reports and Preliminary Disclosures

Allow me to order the NHD report and/or Home Warranty if we are responsible. I can also distribute seller disclosures to be completed within the time frame necessary, if not already completed, so that we stay within our contractual deadlines as the seller for a small adidtional fee.

Deadlines

I will set you and the opposing agent up at the beginning of every escrow with a detailed timeline and will check in with you frequently throughout the escrow to make sure you are aware of key dates approaching

Documentation

Allow me to track all necessary documentation and signatures for the file and make sure that each item is completed before our deadlines while also utilizing my expertise to alert you to additional needed documents for special situations

Correspondence

I will maintain correspondence consistently with agents on the other side of the deal about upcoming deadlines and documents due for our file, making regular requests when necessary

Signature Coordination

I will coordinate the distribution of reports, disclosures and other items needing signature with my personal Docusign account to your clients and make sure we have a complete file at close of escrow - However, I am flexible and will work with your client to best meet their needs if they are not comfortable signing documents electronically

Flash Drive

I am available to mail you or your client a flash drive with the complete file at the end of escrow

Payment

Payment comes out of the agent's commission through escrow. I will send my invoice to escrow and indicate on the broker demand.

Additional Services

I am flexible and available for additional services such as managing your listing paperwork and disclosures before you enter into escrow for a small, additional fee when the escrow closes - feel free to ask me about any additional services you may require and I will be happy to work with you on providing what you need

Adding a client to all file paperwork after a majority of the file has been completed and uploaded - re-coordination of the entire file
